What is Affin Extra Plus?

Affin Extra Plus is a term loan with flexibility to make extra repayment every month to reduce interest charges, ultimately reduce your principal outstanding, hence expediting home ownership process.

Subject to approval, the bank can provide up to 90% margin of financing for up to 35 years, or 70 years of age, whichever comes first.

What are the EXTRA features?

Unlike any other Affin Bank’s home loan products, there is no processing fee, no retention period, and no charges for early settlement for Affin Extra Plus.

You can make partial or full prepayment to reduce loan outstanding and enjoy great savings on interest, as it is calculated on daily rest.

However, you need to inform the bank at least 1 month before making any prepayment in excess of the monthly instalment, otherwise it will be considered as advance payment.

Can I withdraw excess cash?

Of course, you can. You need to make a request, either via writing or affinOnline, to redraw excess money in your home loan account at a fee of RM25.

The minimum amount you can withdraw is RM3,000 and in multiples of RM1,000 thereof, subject to a minimum available balance of RM5,000 in advance payment bucket.

Does this home loan comes with an overdraft facility?

Yes, an overdraft facility is part of this flexi mortgage plan. At a fixed rate of BR + 2.61% for the whole tenor, you can use the money to fulfill your personal wishes, be it to renovate your house or invest in income-generating instruments.

For an overdraft limit of above RM250,000, a commitment fee of 1% will be charged on the underutilized portion. This interest charges, however, can be serviced without having to pay for the principal amount.

Who can apply for Affin Extra Plus?

This home loan is open principally to existing mortgage customers with Affin Bank / Affin Islamic Bank, provided that the customers have fully disbursed their existing mortgage account and have a clean payment track record for the past 1 year.
