What can I get from AmBank Home Loan PR1MA (SPEF)?
This conventional home loan is suitable for homebuyers seeking to take advantage of variable interest rate and higher financing limit to finance the purchase of your PR1MA house, completed or under construction.
Subject to approval, you can borrow up to 100% of the property’s value with options to repay using your EPF Account 2, with or without ring fencing.
What is EPF Ring Fencing option?
It is a flexibility to draw down your EPF Account 2 for the purpose of servicing your monthly instalment. Under this scheme, the bank will be able to determine the amount of borrowing you can get, whether higher or lower, based on the future income that’ll be credited into the Account 2.
It is also wise to note that under Ring Fencing option, you will no longer able to make other pre-retirement withdrawals such as Health, Education, Age 50 and Hajj Pilgrimage until your PR1MA (SPEF) loan is fully settled.
Do I need any insurance coverage?
You are obliged to take up MRTA and Fire Insurance coverage under this home financing facility. AmBank will provide quotations through its own panel of insurers. You can also use your own insurance provider, however, at your own cost.
Who is eligible to apply?
This house loan is aimed at Malaysians aged between 21 to 55 years, whose annual salary not less than RM30,000.
What documents do I need to prepare?
First, you need to have several property documents such as a valid Offer To Purchase (OTP) letter from PR1MA followed by Sale & Purchase Agreement, Booking Receipt, Copy of Title and Valuation Report.
