What do I need to know about Bangkok Bank Home Loan?

This is a conventional housing loan from Bangkok Bank. Your borrowing amount and interest rate will be determined based on your credit report - that means how well you've been paying for your other debts in the past.

What are my commitments with this housing loan?

You are required to pay your mortgage instalment every month, calculated using the Base Rate (BR) as reference - this is the rate at which banks borrow from each other. Your repayments may go up or down throughout your tenure.

Who can apply this mortgage?

Only Malaysians aged 18 years and above with a monthly salary of at least RM5,000 are eligible to apply for the Bangkok Bank Home Loan.

Am I allowed to make any cash withdrawals from my mortgage account?

Unfortunately, cash withdrawals are not allowed for this housing loan.

Can I settle my mortgage early?

If you want to settle your home loan within 3 years, you'll need to pay a 5% early settlement fee if you pay within the 3 year lock-in period. There's also late payment penalty fee where the charges are subject to Bangkok Bank's sole descretion. The charges will be stated in your mortgage agreement, so do read through the terms and conditions carefully!

What are the documents needed when applying?

If you are a employed employee:

  • Two copies of Sale and Purchase Agreements
  • Two copies of Identity Card of applicant
  • Employment letter, confirming position and salary, number of years in service
  • Copy of 3 months salary slips
  • Latest Income Tax Form J
  • Copy of latest EPF statement (if any)
  • Copy of Land Title (if any)

If you are self employed:

  • Two copies of Sale and Purchase Agreements
  • Two copies of Identity Card of applicant
  • Business registration for business or company
  • Latest 3 years Income Tax Form J
  • Latest 3 months business and personal current account statements
  • Latest 2 months audited company accounts
  • Copy of Land Title (if any)

If you are a variable income earners:

  • Latest 3 months payslip or
  • Latest 12 months EA form or
  • Latest BE form with LHDN receipt (or proof of tax paid) or
  • Latest 12 months EPF statements
