What's the deal with the Manzili Home-i Financing?

The Manzili home loan is a syariah compliant Islamic package that follows the concept of Tawarruq, which is basically the buying of an asset with deferred price, that is then sold it to a third party for cash.

Bank Rakyat offer finance for up to 90% of your property, whether complete or under construction. You can also add in an extra 5% if you include the MRTA. If this will be your third property, the financing will only go up as high as 70%.

Whilst a property is under construction you will pay at a fixed interest rate of 4.85%.

I'm a government employee - what's in it for me?

If you think that keeping up with bills is not your strong suit this would be the ideal loan for you! Unlike a conventional home loan with its own specialised accounts, you will be able to deduct from your Biro Perkhidmatan Angkasa to pay off your installments. This will ensure that you will never miss a payment ever again! It also means that bank will view your application more favourably, as you are less of a credit risk if they are guaranteed payment direct from your salary every month.

Does that mean I can't pay in excess of my monthly repayments?

Not exactly. There is an option to pay via a post-dated cheque which will let you pay any amount you like. This will reduce your principal amount but not interest charges. As its name suggests, this is a fixed installment home loan.

What about insurance, is it terribly important?

The MRTT will protect you from any any unforeseen circumstances, such as an illness or accident, so it is highly recommended that you take the insurance.

Fire insurance is also compulsory for most mortgages.
