If you are shopping around for properties sold by developers it might be worth your while to check out the MBSB 2GO - Own Home, a mortgage made especially for new builds. It's a conventional mortgage with the option to switch to a Shariah compliant home loan.

You will be given an MBSB X-tra line of credit, providing you with extra funds for modification purposes on your property. Your new home can be financed for up to a maximum of 90% on your borrowing, and 100% inclusive of other incidentals.

What do I pay monthly?

You must pay for your monthly installments, that's for sure. Each one will be calculated using the ECOF, which is equivalent to the BLR, at 6.85%. Any extra deposits will only be regarded as advance payments and cannot be used to reduce interest charges and tenure.

Compared to MBSB's other home loans, for borrowing below RM150000, you will be offered significantly lower interest amount of ECOF + 0%. With that said, this would be an ideal mortgage type if you would want to finance a low cost property from a developer.
