If you are planning to refinance your mortgage from another bank with MBSB, the MBSB 2R - Ez Home will be right up your alley. This is a conventional home loan, which also has a Islamic variation called the "MBSM 2R - Ez home-i" (if you prefer things to be done according to Shariah laws).

MBSB will be able to finance up to a maximum of 90% on your borrowing, and 95% inclusive of other incidentals.

How about my commitments with this refinancing?

There is a monthly installment that you'll need to pay, calculated according to the ECOF, which is consistent with the market BLR rate of 6.85%. If you want to pay extra on top of your installments by all means please do, but it will not reduce your principal, and only be considered as an as advance repayment.

Beware, fluctuations in interest rates are a common occurrence, further down the road, your monthly repayments might change. Because MBSB is not a bank, there are multiple ways that you can pay off your committments: you can pay using Maybank2u, over the counter at BSN, by cheque, or even using a standing instruction.

What if I choose to go with the Islamic variation?

If you were to choose MBSB 2R - Ex home-i, the bank's profit rate will be calculated using the BFR. This is capped at 11%, to shield you from the higher repayments in event of movement in the BFR.

The home loan adheres to the Islamic Al-Bai' Bithaman Ajil ( BBA) rule, where the bank charges you the cost plus profit mark up, with payment over a deferred period.

Is the insurance compulsory?

Yes, the MRTA/ MRTT is compulsory, along with Personal Accident (PA) insurance.

How can I be eligible for this home loan?

You will be eligible if you are a Malaysian, but foreigners are also allowed, given that you have the proper documents.
