Sorting Out A Deceased Family Member's Property Just Got Easier

Amanah Raya Bhd (AmanahRaya) and the Property Valuation and Services Department (JPPH) have launched a shared digital platform called “JPPH Drive” to speed up how long it takes to get a deceased person’s property officially valued. The platform went live on 16 June.

If you have ever had to sort out a deceased family member’s belongings and assets, you will know the process can take months or even years. Everything the person owned, from their bank accounts to their house and their car, gets locked until the legal process to decide who gets what is completed. This legal process is called estate administration.

One of the steps that commonly slows things down is the property valuation. JPPH has to assess how much any house or land left behind is worth before the estate can move forward. Until now, the valuation ran on physical paperwork sent back and forth between the two agencies. JPPH Drive replaces the paperwork with a digital system.

From Paper Forms To A Digital System

AmanahRaya is the government-linked company that helps families sort out a deceased person’s belongings and assets. JPPH is the department that puts an official value on property. The two need to work together whenever a deceased person’s estate includes a house or land, because the property has to be valued before it can be handed over to the rightful family members.

The two agencies used to exchange information through physical paperwork. AmanahRaya’s acting group managing director Jack Yap Ngee Heong said JPPH Drive replaces this with a shared digital system, so requests and records move between the two agencies faster.

JPPH director general Abdul Razak Yusak said the platform would also make it easier to track where each application is in the process, rather than waiting for updates through letters or phone calls.

Different Routes Depending On The Value

Not every family has the same problems. If the person who passed away owned land or a house and the total value of everything they left behind is RM2 million or less, the case can go through a simpler process at the Land Office.

If the total value is above RM2 million, or if there is a will that needs court approval, the application goes through the High Court instead.

AmanahRaya handles cases where the deceased person did not own any land or property and left behind only things like bank savings, a car, or investments worth RM600,000 or below.

In all of these situations, if there is property involved, JPPH still needs to value it. The valuation is the step JPPH Drive is designed to speed up.

RM90 Billion Worth Of Assets Still Locked

Across Malaysia, the total value of assets belonging to deceased people that have never been sorted out has reached an estimated RM90 billion and is growing. In many of these cases, the family never started the process because they did not know what to do or found the system too confusing and expensive to navigate.

When a house or piece of land stays locked like this, the family cannot sell it, rent it out, or borrow against it. The property may fall into disrepair, and disagreements between relatives over who gets to live there or use it are common.

JPPH Drive Covers The Valuation Step Only

JPPH Drive does not change how the full estate process works. You still need to apply through the Land Office, AmanahRaya, or the High Court, depending on your situation. You still need the right documents, and the process still involves multiple government agencies.

JPPH Drive only affects the property valuation step. Instead of paper forms moving between AmanahRaya and JPPH, the valuation now runs through a shared digital system. For straightforward cases where the property ownership is clear, this could cut weeks off the wait.

JPPH Drive is not something you will log into or interact with directly. It sits between AmanahRaya and JPPH, handling how the two agencies share records. If you are currently going through the estate process with AmanahRaya, ask your case officer whether JPPH Drive applies to your case.
