UOB To Revise, Discontinue Selected Loan and Financing Fees From Aug and Sep 2025

UOB Malaysia will introduce changes to its loan and financing fee structures across both conventional and Islamic products. Several charges will be removed in stages, with the first phase effective on 8 August 2025 and additional changes from 1 September 2025. 

The updates affect packages such as Housing Loan, Islamic Housing Loan, Home Financing-i, Fixed Loan, Islamic Residential Loan, Term Financing-i, Flexi-Mortgage, and Overdraft facilities.

Housing Loan, Islamic Housing Loan, and Home Financing-i Packages

For the Housing Loan, Islamic Housing Loan , and Home Financing-i packages, the RM5 transaction fee for more than two over-the-counter transactions per month will remain. However, the RM500 one-time foreigner set-up fee will be discontinued from 8 August 2025.

Fixed Loan, Islamic Residential Loan, and Term Financing-i Packages

For the Fixed Loan, Islamic Residential Loan, and Term Financing-i packages, the RM5 transaction fee for exceeding two monthly over-the-counter transactions will remain. The RM200 one-time processing fee for financing of pure commercial properties and the RM500 one-time foreigner set-up fee will both be removed on 8 August 2025.

Flexi-Mortgage Package

Under the Flexi-Mortgage package, the RM5 transaction fee remains. The RM200 one-time processing fee will be removed on 8 August 2025, and the RM120 annual account maintenance fee will be discontinued from 1 September 2025. Annual-billed customers will pay a pro-rated charge for January to August 2025, while monthly-billed customers will see a final RM10 fee in August.

Conversion Fee Removal for Multiple Loan and Financing Packages

The fee changes also cover a group of UOB Malaysia financing products, including the Home Loan, Islamic Home Loan, Flexi Loan, Islamic Residential Loan, and Flexi-Mortgage Package. For these products, the conversion fee, currently set between RM500 and RM3,000, will be discontinued from 8 August 2025.

The prepayment fee, which is between 2% and 3% of the original loan amount or RM5,000 (whichever is higher), will remain unchanged.

Overdraft Package

In the Overdraft (OD) package, the RM120 annual account maintenance fee will be removed from 1 September 2025. The commitment fee of up to 1% on the unutilised overdraft limit remains.

Late Payment Charges

Late payment charges remain at 1% per annum for both loan and Islamic financing accounts, calculated daily on the overdue instalment amount and non-compounding. For Islamic financing after tenure, the Islamic Interbank Money Market (IIMM) rate applies.

Redemption Statement Requests

The fees for redemption statement requests remain unchanged: RM20 for individual EPF withdrawals, RM50 for individual non-EPF withdrawals, and RM100 for non-individual customers.

Other Fees and Charges

The RM70 annual postage fee for foreign addresses and RM50 agency (wakalah) fee remain. The RM2,000 cancellation fee after a Letter of Offer and the RM5 courier fee will be discontinued from 8 August 2025. Ad-hoc statements cost RM5–RM10, and document retrieval remains RM10 per non-certified copy or RM15 per certified copy.

Personal Loan Fees

Personal loan charges remain unchanged. Stamp duties will be charged as per the Stamp Duty Act 1949 (Revised 1989). An RM2 IBG fee applies if funds are transferred to a non-UOB Malaysia account. The early settlement fee is 3% of the total outstanding balance or RM300, whichever is higher.
